As November draws to a close, Sydney’s Eastern Suburbs property market continues to show its trademark resilience. The team at The Woollahra Group had a standout month, selling 38 properties and launching 24 new properties to market, solidifying our local reputation as trusted experts.
But what’s truly driving the property market right now?
What Drives The Property Market
Demand and Confidence. Stability has been the buzzword for November, with the Reserve Bank of Australia (RBA) holding interest rates steady. This consistency offers a sense of certainty for borrowers and investors alike. Global economic factors, including Donald Trump’s re-election in the US, could present headwinds for the Australian property market in the coming months.
Ray White Chief Economist Nerida Conisbee warns that Trump’s trade policies could create inflationary pressures, potentially delaying rate cuts in Australia. This uncertainty may weigh on the decisions of buyers and sellers. That said the underlying demand for Sydney’s Eastern Suburbs remains robust due to the limited housing supply.
Highlights From November
The Woollahra Group team had the privilege of helping multiple clients in their property journeys over the month. Three of our most memorable sales from the month include:
A Coastal Family Home
A young family, ready to begin a new chapter interstate, selling their cherished four-bedroom coastal home in a tightly held cul-de-sac at 14 Raleigh Street, Coogee. The property was sold prior to auction, through Principal and lead Agent Clay Brodie and Jas Markham who had worked with the young family in the past.
A Lifetime of Memories, Bronte
Primely positioned coastal properties such as 24 Brown Street, Bronte, literally come up once in a lifetime. Val had lived in the charming 3 bedroom home with a large backyard and pool, a short stroll from Bronte beach, her whole life. The successful buyer at auction, a Woollahra resident, viewed the property for the first time on auction day, introduced by Listing Agent and Selling Principal Randall Kemp and Lisa Chadd.
A Luxe City Retreat, Elizabeth Bay
For one Northern Beaches buyer, the search for an inner-city bolt hole ended with the purchase of 125/108 Elizabeth Bay Road, Elizabeth Bay. Represented by Ian Campbell and Renee Cross, this two-bedroom apartment has everything. Located in the exclusive ‘Oceana’ building, it offers natural light, breathtaking harbor views, and resort-style amenities, including a private jetty—a true slice of Sydney luxury.
Seasonal Treads And Highlights
While our sales team observed the seasonal dip in the number of buyers at open homes in line with the last weekend of November. This is a typical trend as the market transitions into the festive period. Meanwhile, our Property Management team starts to kick into gear experiencing its busiest time of year.
In November, our team leased 48 properties and listed another 33 for rent, with something for everyone —from cozy studios to luxurious family homes. The most popular rental this month being, 5/118 Curlewis Street, Bondi Beach, attracted 16 groups and leased in just four days. With the warmer weather comes increased interest in beachside suburbs, as well as the arrival of international students and workers looking to enjoy Sydney’s vibrant lifestyle.
A Little Ray Of Giving
The festive season is here, and with it, we proudly continue the Little Ray of Giving initiative, now in its 13th year. For over a decade, Ian and Pam Campbell, founders of Ray White Elizabeth Bay, have supported Plunkett Street Public School in Woolloomooloo. This year, we’re focused on brightening the holidays for 105 primary-aged children.
On December 17th, we’ll host a special celebration with pizza, superheroes, ukulele music, and Santa Claus (a.k.a. Principal Dave Skow). Every dollar donated will be matched by The Woollahra Group, doubling the impact and spreading the joy. It’s not too late to get involved—join us in making this season magical for our community!
Looking Ahead
The 2025 property market holds plenty of questions, but one thing remains certain: Sydney’s Eastern Suburbs face a persistent housing shortage. This reality ensures continued demand, whether you’re an investor, seller, or buyer.
If you’re out and about, don’t miss the stunning shopfronts on Queen Street, Woollahra, dressed in their Christmas best. And mark your calendars for March 2025, when we’ll proudly sponsor the Woollahra Village Festival, a weekend celebrating community, arts, and culture.
